What should I ask when a letting agent says a two-bedroom flat cannot take families?

Housing category photographHousing

The agent asked how many adults would be moving in. I said two adults and our four-year-old. She replied, "Then this one isn't for you. The owner's insurance is professionals only."

We're looking for a whole private flat in England, not a room in shared accommodation. The listing shows two bedrooms and doesn't mention a family restriction. I asked whether there was a size, licensing or safety issue. She said it was simply the owner's preference and that she could send us another listing £180 a month more expensive.

The [government's guidance on tenants with children](https://www.gov.uk/rental-discrimination-tenants/if-you-have-children) describes protection against rental discrimination and specific exceptions, including a limited exception for certain older insurance contracts. I haven't seen the contract she's referring to or established whether any exception applies to this property.

How do I request a clear reason without having to prove our child would be unusually quiet? We need somewhere to live, so I want to keep the search moving. I also don't want a vague label about professionals to become the reason every otherwise suitable flat disappears from our list.

Ask the agent to put the actual reason for refusing a family application in writing, including which property condition or exception they say applies. A response about your child's likely behaviour would pull the conversation away from the restriction itself.

[GOV.UK](https://www.gov.uk/rental-discrimination-tenants/if-you-have-children) says that an insurance restriction is only a possible exception if the contract began before 1 May 2026 and has not been renewed since. The agent's reference to insurance doesn't establish those facts. You can request the relevant contract information and seek advice.
