What should Dad understand before buying a manufactured home on rented land?
HousingDad looked at the $52,000 asking price and said, "Once I buy it, no more rent." The listing also showed a $540 monthly site charge. He meant no rent for the home itself, but he hadn't put the site charge into the retirement budget we were discussing.
This is a used manufactured home in a US park. Dad likes the single-level layout and the small amount of outdoor space to maintain. Those are real attractions. We haven't seen the proposed site agreement or clarified the included services, future fee terms and what approval is needed for his purchase.
The [CFPB's explanation of mobile-home ownership](https://www.consumerfinance.gov/data-research/research-reports/data-spotlight-profiles-of-older-adults-living-in-mobile-homes/full-report/) notes that owning the home can still involve rent for the land and other park fees. Dad's friend says he could move the home elsewhere if the fees became unreasonable. We haven't obtained a qualified assessment or a moving quote for this particular home, let alone identified another site.
What should we establish before he treats this as secure long-term housing? I don't want to dismiss the home he likes, but "we'll move it" is currently doing a lot of work in a plan nobody has priced.
