The move-in form says everything is fine, but I found twelve small problems on day one
I picked up the keys to my new apartment on Friday afternoon. The property manager handed me a one-page move-in form with every box already marked “good” and asked me to sign it before the office closed.
The apartment is generally clean and livable. Nothing is dramatically broken. The problem is the collection of small things I noticed once I stopped carrying boxes: a chipped bathroom tile, two bent blinds, a stain inside the oven, a closet door that jumps off its track, and a patch of scratched flooring where the previous tenant's bed probably sat. One window screen has a tear large enough for a determined mosquito. The refrigerator shelf is cracked but still holds food.
When I emailed photos, the manager replied that these were cosmetic items and said maintenance would “address anything that affects use.” She asked me to sign the original form so my file would be complete. I wrote back that I was happy to sign a corrected version or attach my list. She said the form is standardized and told me not to overthink it.
I am not asking for a twelve-item repair crew. Most of the marks do not bother me. I just do not want today's harmless scratch to become my mysterious damage two years from now. At the same time, I can feel myself turning a pleasant new-home weekend into a forensic investigation. I have photographed corners no guest will ever look at and labeled each image like evidence from a very dull crime scene.
My current plan is to send one calm message separating “existing condition” from “requested repair.” The torn screen and unstable closet door go in the repair column. The rest simply becomes a dated record. I will keep the original files and ask the manager to acknowledge receipt, without making her agree on a cause or dollar value.
Is that enough documentation for an ordinary move-in, or would you refuse to sign until the form itself matches the apartment? Where is the line between protecting yourself and beginning a tenancy in combat mode?
